Los Angeles Neighborhoods

Los Angeles is an enormous place. Ill-defined, depending on whether you are talking about the city, the county, or the central region.  Click here for an overview map of Los Angeles.

Each tiny micro-neighborhood has its own character, trends, and real estate potential.  If you're interested in a particular area, contact me for an analysis of real estate trends, homes for sale, local neighborhood tips, and any insight I might have.

My favorite neighborhoods for best value:

  1. Beverlywood adjacent Crestview and Picfair Village - reasonably priced pockets with charming Spanish homes.
  2. Mar Vista & Westdale - the draw is their Westside location and often tree-lined streets.  Close to Marina del Rey or Westside freeways, these are great options for Westside buyers on a budget. 
  3. Hollywood just North of Melrose - The newly dubbed "Media Center" - lots of new development in recent years. 
  4. Franklin Hills, Los FelizAtwater Village, Silver Lake, and Echo Park- Yes, it's a big stretch of area, but great young, bohemian vibe.  The Los Feliz village is quite charming, brimming with shops and restaurants.  Franklin Hills is home to the Shakespeare bridge and many updated mid-century modern homes.  Atwater is a bit lost, but the prices are fantastic.  Silver Lake is the heart of Sunset Junction.  And Echo Park is just a few steps behind.
  5. Studio City, Toluca Lake, Valley Village, North Hollywood & Burbank - Yet another big stretch of area.  Ventura Blvd near Laurel Canyon is fantastic.  North Hollywood has a burgeoning art and theater scene.  And Burbank has really cleaned up its act.  If you can take the heat of the Valley, it's worth the more affordable prices.  You might want to consider a pool.
  6. Westchester, Playa Del Rey, El Segundo - Reasonably priced for several reasons: proximity to LAX, Hyperion Sewage treatment plant, and the Chevron Oil Refinery.  If you're okay with their effects, these are charming neighborhoods near the ocean, and reasonably priced.  El Segundo has an adorable downtown district.
My favorite neighborhoods for living:
  1. West Hollywood (So many great neighborhoods) - Pristine streets, high end boutiques, galleries, and restaurants, downtown WeHo's nightlife.  So much to enjoy.
  2. Larchmont Village - Like living in a small town in the middle of the city.  The small strip of shops between Beverly and 3rd street feels like a throwback to slower times - except for media stars buying vegetables at the weekend farmers' market perhaps.
  3. Culver City - Yet another small town in the middle of the city, this one is growing fast - perhaps too fast.  The restaurant scene exploded on Culver Blvd by Main Street, with valet stands lining the streets on weekend nights.  The food is worth it.  These are all excellent restaurants.  During the day, it's a little slower paced.  Free parking in clean parking structures.  Farmers' markets twice a week.  Small theaters.  And a burgeoning art district near La Cienega and Venice Blvd.  Trader Joe's anyone?  There are 3 nearby.
  4. Ocean Park (South Santa Monica) - If you can handle the price tag, it's quite a treat to live just blocks from the ocean and a wonderful little shopping and restaurant district on Main.  Ocean air, cool breezes, limited parking.  Things just seem more relaxed there.  There's nothing like living at the beach.
  5. Fairfax District and Carthay - If you need to be in the thick of it, beautiful character homes, great tree-lined streets, surrounded by major thoroughfares.  The Grove, Beverly Center, 3rd Street shops and restaurants are all at your disposal.
  6. Beachwood Canyon (Hollywoodland) - Hillside living without the traffic of major thoroughfares like Laurel Canyon.  Small pockets of neighborhood shops and restaurants on Franklin and Beachwood. More relaxed than some of the other canyons and home to the Hollywood sign.
  7. Griffith Park /Rancho Los Feliz, (North of Los Feliz Blvd.) - Live in Griffith Park!  It's beautiful.  And prestigious.  The homes off of Fern Dell are amazing wooded properties.  Just lovely.
